How an Inspection Usually Ends

There are a handful of ways this goes, and the most common one surprises people. Quite often the roof is fine.

It has wear on it, the sun side looks older than the shaded side, and it's going to need replacing at some point, but not this year and not next. When that's what we find, that is what we tell you, and we'll put a rough sense of remaining life in writing along with what to watch for so you're not caught off guard later.

The next most common outcome is a repair. A split collar, a section of failed flashing at a wall, a valley that needs to come apart and be redone, or wind damage confined to one slope. Repairs get priced the same way replacements do, with the work described and the materials named, and we'll tell you honestly whether the repair is buying you a few good years or simply holding the line until you're ready for the bigger job.

When a full replacement really is the answer, we'd rather explain it than assert it. That usually means walking you through the photographs and pointing at the specific conditions driving the recommendation: the deck, the number of layers, the state of the fastening, the flashing that can't be reused, or a surface that has run out of granules. If a homeowner cannot see it in the pictures, we have not made the case.

Now and then an inspection ends without a clear answer, usually because a leak has not shown itself since the last hard rain. In that case we mark the suspect areas, make them watertight for the moment, and come back the next time the weather cooperates instead of replacing things on a hunch.

Whatever the answer, the paperwork looks the same and the pressure is the same, which is to say none. You get the findings, the photos, and a written scope for whichever path applies. What you do with all of it, and when, is entirely up to you.

Why Viking Meadows Streets Age Out Together

Neighborhoods here tend to have gone up in a run, a few dozen houses across a couple of building seasons with the same crews and the same materials. That means the roofs on a street generally reach the end of their useful life inside the same window. It's why one house wrapped in ladders often turns into half a block over the following summers, and why what your neighbor was quoted can serve as a rough sanity check on your own numbers.

The pattern only carries so far. Two houses framed in the same week can be in very different shape depending on what surrounds them.

A roof shaded by mature trees stays cooler and holds up longer on the sun side, though it picks up moss and packed debris in the valleys instead. A house on the open edge of a subdivision, with nothing between it and the fields, takes wind that its interior neighbors never feel, and the losses show along the rakes and the ridge first.

Orientation does the rest of the work. The slope facing the afternoon sun in this part of the state takes far more heat and light than the shaded side of the very same house, and it's common to find one plane worn through while the other still has some life left in it.

We'll tell you when that is the case. Sometimes replacing the whole roof is still the right call, for the sake of matching and of the flashing that has to come out regardless, and sometimes it plainly is not.

What we will not do is price your house off a template because we worked three doors down last spring. Every home gets its own measurement, its own look in the attic, and its own set of photographs.

The neighborhood tells us where to start looking, and that is all it tells us. The rest has to come off your roof.

Ice at the Eaves and Why It Forms

An ice dam looks like a weather problem and is almost always a house problem. Here's the sequence. Heat escaping from the living space warms the underside of the roof deck.

Snow on the warm part of the roof melts even though the air outside is well below freezing. That meltwater runs down the slope until it reaches the overhang, which has nothing warm underneath it, and there it refreezes. A ridge of ice builds up along the eave, and the water arriving behind it has nowhere to go but sideways and back up under the shingles.

Shingles are designed to shed water running downhill. They aren't designed to hold back standing water pushing uphill, so it finds the fastener holes and the laps and comes through into the soffit, the wall cavity, or a bedroom ceiling. By the time a stain appears inside, water has usually been sitting in the assembly for a while.

The fix is on the inside of the house more than the outside. Air sealing around can lights, the attic hatch, bath fans and the top plates of interior walls stops the warm air from reaching the deck. Insulation to a proper depth, kept out of the eave vents, holds the heat where you paid to put it.

Intake at the soffit and exhaust at the ridge flushes out whatever gets past. Get those right and the roof stays cold, the snow stays snow, and there's no dam to speak of.

On the roof side, a membrane at the eaves and up the valleys is the backup, and it is the reason the codes here call for it. It won't stop an ice dam from forming, but it will keep the water that backs up behind one from reaching the deck. When we quote a reroof on a house with a history of ice at the gutter line, we look at the attic first and price the membrane generously, because that combination is what actually ends the problem.

Get the Answers in Writing in Viking Meadows

Every question worth asking is worth finding on paper afterward, because the conversation in your driveway isn't what governs the job. The estimate is. So after you have asked who is on the roof, look for the answer somewhere in the document, even if it only shows up as the name of the lead or a line saying the work will be performed by company crews instead of assigned out.

The deck answer should appear as an allowance, written as a rate per board or sheet with a quantity included and a clear statement of what happens beyond it. If a roofer tells you decking is included and the estimate says nothing about quantity, those two statements aren't the same, and the second one is what you'll be holding when the argument starts.

The same goes for the hidden damage conversation. It should exist as a paragraph describing how you get notified, how you approve, and that no additional work happens before you do.

Warranty terms need to be attached to the paperwork, and having them described out loud isn't the same thing. Ask for the workmanship terms as an actual document with the length, the exclusions, and the transfer provisions spelled out, and ask which material coverage applies to the system being installed. Verbal warranty length is worth nothing at all, and the difference between what people remember being told and what the paper says is where most of the bad stories start.

Cleanup, permits, payment timing and the daily schedule belong there too. It does not have to be a long document. A single page can cover the whole of it if the person writing it has done this enough times to know where the trouble comes from.

What you're really testing when you ask for things in writing is not the answer itself. It's whether the company is comfortable being held to what they told you, which is the only part of any of this you can rely on later.

Permits and Inspections Around Viking Meadows

Whether a reroof needs a permit depends on where you live, and in this part of the state the answer varies from one town to the next. Some jurisdictions want a permit for any tear-off and send an inspector out. Others only care if the structure is being altered.

Some subdivisions add their own layer through a neighborhood association with rules about color or material. A contractor who works in your area regularly will know which applies to your address, and if they do not know, that's worth noticing.

Where a permit is required, it should appear on the estimate as a line item, with a clear statement of who pulls it. It should be the contractor, in the contractor's name, not a homeowner permit that you sign for. A homeowner permit shifts responsibility for the work to you, which is a bad arrangement when you're not the one doing it, and it's sometimes suggested by companies that would rather not be on the record.

The inspection itself is usually straightforward. The inspector may want to see the deck before the new material goes on, which affects scheduling, or may only look at the finished job.

Either way the work has to meet the local code, which around here typically includes an ice membrane along the overhangs and up through every valley, a minimum number of fasteners per shingle, and rules about how many layers a house may carry. Those requirements exist for reasons the winters here make obvious.

There's a practical side to all of this beyond following rules. When you sell the house, an inspector or a buyer's agent may look for a record of the roof, and a permitted job with a closed inspection answers the question cleanly.

An unpermitted one invites a conversation you don't want to be having during a sale. It's a small line on the estimate and a small amount of paperwork, and it is worth having done properly.
